Photos for builders. Yes, I can do it!
There are a lot of similarities when it comes to real estate photography and architectural/design photography. But also, some key moments are different. These things are important when it comes to builders or architects showcasing their work:
materials
quality of paint work/tiling
small details
correct color representation
While we were doing pictures of that freshly remodeled bathroom, an electrician in the next room did something with outlets and we lost all the lights in the apartments. But this particular bathroom had a big window and very contrasty and minimalistic design, so we decided to go with a flow and took all the pictures with single exposure, no flash and lights off. It came out really nice, and definitely has that magazine style archetectural vibe comparing to traditional real estate photos.
You rarely see this kind of shots on MLS. Mostly because in real estate you sell square feet, not the tile work. Furniture can be outdated, tiles chipped, faucets leaking - it all doesn’t really matter when you sell the house as whole. But for builders/contractors/architects that’s what really play key role. As a photographer I need to showcase materials, quality of the job done, tile and furniture alignment, color compatibility, etc.
For real estate purposes we usually take 1-2 shots in every bathroom to show the space. For builders I need to show the space as whole AND show all the details that matters. So for MLS listing there will be 1 or 2 shots of that bathroom, but for architectural photo shoot I will take 10-15 photos. Horizontal and vertical, wide and narrow, with broad focusing and with focusing on one particular detail.
